Core Reinforcement and Growth Pillars

Core Reinforcement and Growth Pillars

Hysan’s Core: Lee Gardens

Hysan’s core grew on a hill purchased by the Lee family a century ago. Through a process of carefully-planned development and organic growth, Lee Gardens emerged as a distinct neighbourhood within Hong Kong’s commercial heart of Causeway Bay. With nine major and other distinctive buildings, Hysan’s Lee Gardens has become a renowned destination for work and entertainment.

In the years ahead, Lee Gardens will be rejuvenated with high tech buildings and traditional low-rises, all of which will be knitted together to enhance the area’s special character. Well-loved properties such as Lee Garden One and Hysan Place will also see transformational upgrades that exceed everyone’s expectations. Equally exciting, all the core buildings will be linked by a much-anticipated connectivity scheme that will give the area a unified identity.

Expanding and Connecting Lee Gardens

The Caroline Hill Road site in Hong Kong is a strategic piece of Hysan’s Lee Gardens area puzzle. On this site, Hysan plans to develop premium commercial buildings with community facilities, which will create significant synergies with the existing amenities at Lee Gardens. The design includes 60,000 square feet of public open space that will transform the site into a unique urban oasis.

The potential value of the project will also be enhanced by a proposed connectivity scheme, offering pedestrians a pleasant, weatherproof walking journey to and from Causeway Bay MTR station and the Lee Gardens area.

Lee Gardens Shanghai

Recognising Shanghai’s vibrant and cosmopolitan character, we have added a new 24-storey commercial complex, Lee Gardens Shanghai, to our portfolio. It is located strategically in the heart of Jing’an district, a historic neighbourhood similar to our Lee Gardens area, where the ultra-modern is blended with traditional architecture.

We believe that Lee Gardens Shanghai will serve as a showcase for our distinctive brand of smart communities, connectivity and authenticity, where the past is integrated with the present.

Greater Bay Area Flex Workspace Venture

We are embracing the trend of fast-evolving workspace ecosystems by joining one of the world’s leading flexible workspace operators, IWG, to manage its locations across the Greater Bay Area. Through this arrangement, we will continue to expand IWG’s business presence in the region’s vast flexible workspace market. The joint venture also reflects the confidence of the partners in the economic growth potential of the Greater Bay Area.

A Residential Haven in Tai Po

Located on a verdant hilltop in Tai Po, Hong Kong, Hysan’s residential joint venture development VILLA LUCCA is ready for its sales launch in the first half of 2022. The low-density project comprises houses and flats of 262 units that highlight Hysan’s continuous pursuit of excellence in design and facilities.

The development will be a haven for executives and professionals who wish to be close to Shenzhen’s dynamic business districts just across the border and the future Northern Metropolis development in Hong Kong’s New Territories.

Curating the retail portion of the To Kwa Wan Residential Project

Hysan has acquired a 25% stake in a joint venture to develop the Urban Renewal Authority’s residential project at Bailey Street/Wing Kwong Street in Hong Kong’s To Kwa Wan district.

This high quality site is adjacent to the blossoming commercial and residential hub of Kai Tak and within short walking distance to MTR stations. Hysan will oversee the design and operation of the retail portion of the project.

Investing in China’s Premium Healthcare Sector

Hysan has invested in New Frontier Group in order to gain strategic exposure to the fast-growing premium healthcare services sector in Mainland China.

In this venture, we have formed a partnership with a world-class operator of healthcare services that enables us to diversify in Mainland China beyond the Greater Bay Area and Shanghai.

New Frontier Group operates a portfolio of acute care hospitals, online hospital services, rehabilitation and geriatric hospitals, oncology centres, ambulatory centres, outpatient clinics, home health networks, doctor groups, training centres and health insurance services across the country.
