What is Hysan's core business?
Hysan is a leading property investment, management and development company in Hong Kong with a major portfolio in high-quality office, retail and residential properties. It is the largest commercial landlord in the prime office/retail Causeway Bay district.
The company is committed to building and owning quality properties, and becoming the occupiers' partner of choice in the provision of real estate accommodation and services.

How large is Hysan's property portfolio?
As at 31 December 2008, Hysan's investment portfolio amounts to over 4 million square feet, comprising office, retail and residential space (including around 710,000 square feet currently under development for the Hennessy Centre Redevelopment Project). Portfolio valuation as at 31 December 2008 was HK$35,850 million.

Our objectives are to build and own quality buildings, and being the occupiers' partner of choice in the provision of real estate accommodation and services, thereby delivering attractive and sustainable returns to shareholders.

What is Hysan's tenant relationship philosophy?
Hysan regards its tenants as partners and aims to anticipate and respond to their changing needs to achieve mutual benefit and long-term growth. The implementation of a tenant relationship management system has helped formalise communications procedures with tenants and to ensure that we anticipate and meet their needs.
Our service model, Service-Scan©, designed to continuously improve customer services, has been awarded the Best Practice Award in Technology Deployment by Best Practice Management in 2003, for its Comprehensive Tenant Service Levels. The Satisfaction Management System developed in 2004 to measure tenants' satisfaction levels for ongoing service improvements has also been awarded the 2005 Best Practice Award in Customer Relationship Management and the Best Use of Knowledge Management of the Year 2005 Award. With a business philosophy based on exceeding tenants' expectations, Hysan is confident that it will continue to set new industry standards.

What is Hysan's refurbishment and redevelopment programme?
We create value for our investment properties by undertaking asset enhancement programmes in the form of re-tenanting, physical improvements, renovation and repositioning. Demolition work for the Hennessy Centre Redevelopment site had been completed and the design of the new building finalised. Design enhancements, in response to market demand, will increase prime retail space, flexibility to adjust the office/retail mix with ease, and provisions for better connectivity with neighbouring facilities generally. The retail mall opening will take place during the second quarter of 2012 as planned.

How does Hysan evaluate investment opportunities?
Hysan adopts a vigorous process in assessing opportunities. The investment must provide reasonable returns and it must be within an area where the Group is capable of managing and maximising its profits.

As a publicly-listed company, how does Hysan view the need for good corporate governance?
As a successful and responsible business, we have strived to maintain a high standard of corporate governance as an important part of our business practice. Hysan believes that the key to effective corporate governance is to engender an appropriate management philosophy for putting principles into practices. We believe corporate governance must start at the top, that is the Board level. The Board must believe in it and drive it together with top management.
To be responsible to our stakeholders, we go beyond regulatory compliance, and we disclose to assume accountability and transparency. We also constantly study local and international best practices to see which of these could best be adapted in Hysan.
As a result, Hysan was amongst the first few family-owned businesses to publish an Audit Committee Report in its 2002 Annual Report, and a separate Directors' Remuneration and Interests' Report to disclose the compensation of individual directors on a named basis in its 2003 Annual Report.
